Appraisal
Qualifying Education
The first step in appraisal licensing
is to become a Trainee.
This is accomplished by completing
75 hours of Qualifying Education. Our program starts
with the 30 hour Basic Appraisal Principles course,
followed by a 30 hour course Basic Appraisal Procedures.
You are also required to take 15 hours of qualifying education
in USPAP
(Uniform Standards of Professional Appraisal Practice).
Once you have completed the 75 hour of qualifying education,
then you must find employment and be trained under an Appraisal
Licensee (After 1/1/08, that person must hold a Certified Residential
or Certified General Appraiser's license).
To upgrade your license to an Appraisal
Licensee, you need an additional 75 hour of qualifying education,
accumulate 2000 hours of work experience in no fewer than 12
months and pass a state exam.

January 1, 2008
On February 20, 2004, the Appraiser
Qualifications Board of The Appraisal Foundation adopted changes
to the Real Property Appraiser Qualification Criteria that will
become effective on January 1, 2008. These changes represent the
minimum national requirements that each state must implement for
individuals applying for a real estate appraiser license or certification,
or license upgrades as of January 1, 2008. Click

This
AQB approved course will provide students
with a basic understanding of the various principles within
the Appraisal industry. Upon completion, students will have
an understanding of real property concepts and characteristics,
influences on real estate values, and an overview of real estate
market analysis.

Identifying
and analyzing market forces affecting the buyers' and sellers'
behavior is key to understanding and reporting values. This
Appraisal Foundation approved course is designed to give students
the tools needed to properly collect and analyze market data.
In addition, the theory of Highest and Best Use is reviewed.
The two-step analysis along with the four tests for Highest
and Best Use are covered in detail.

Statistics,
Modeling, and Finance provides both the theory and practice
of statistics, real estate finance, and valuation modeling
for today's appraiser. The first half of the class outlines
terminology and basic statistics principles, including practical
applications in statistical analysis. The last half presents
an explanation of real estate markets, terms of financing,
and real-world examples of how financing affects the value
of real property.
